You are inspecting a condo that a young couple is hoping to purchase. Their realtor has recommended your building inspection services to them. In fact, you get quite a bit of business through recommendations from this realtor.

You go through the condo, which has a nice location and pretty interior. At first glance, you find nothing wrong. Once outside, you drill a small test hole into the side of the condo wall. Water trickles out of the hole. This could be an indication of moisture in the walls, which has been the cause of major structural damage in other homes.

This is the third time this week that the realtor has recommended that you inspect buildings she is trying to sell. With each of the other buildings, you found major structural damages, which persuaded the customers not to buy.

If you discourage this couple from buying this condo, the realtor will be angry, and may decide to stop recommending your services. "Realtors really control the industry," says building inspector Larry Willick.
